Notary fees in Corsica
The figure that can tip a purchase budget. Here is an exact breakdown of what you pay, item by item, and the three legal ways to reduce the bill by several thousand euros.
From the calculator to a budget confirmed by your notary
The estimate is indicative only: send the agreed price, the type of acquisition and the allocation of agency fees to your notary. Flag any furniture, ancillary premises and specific features of the transaction to obtain a breakdown tailored to your purchase. The amount calculated here does not replace the figure provided by the notary’s office.
Distinguish acquisition costs from other expenses: financing and loan security, planned works and condominium charges. These items are not all included in the calculator.
Notary in Porto-Vecchio: documents and sale preparationNotary fee calculator in Corsica
Indicative estimate based on the national regulated fee schedule (proportional sale fees, VAT 20 %), a transfer tax rate of 5.80 % for existing properties and 0.715 % for new builds, the property registration security contribution of 0.10 % and a flat disbursement allowance of 1 200 €. Only the notary handling the transaction can draw up the final statement.
Key figures
The percentage decreases as the price increases: regulated notary fees are charged on a sliding scale by price band, while transfer duties remain proportional.
Detailed fee scale
Contrary to what the name suggests, the notary retains only around a tenth of the sums paid.
Transfer taxes — 5.80 % for existing properties
This is by far the largest item. These taxes are collected by the notary but passed on to the department, municipality and State. In both Corse-du-Sud and Haute-Corse, the overall rate applicable to existing properties is 5.80 % of the price.
Notary's regulated fees — national sliding scale
Set by decree and identical throughout France: 3.870 % up to 6 500 €, 1.596 % up to 17 000 €, 1.064 % up to 60 000 €, then 0.799 % above that, all subject to 20 % VAT. For a property priced at 400 000 €, this represents around 1 % of the price.
Property registration security contribution — 0.10 %
A tax paid to the State to register the sale with the land registration service, making your ownership enforceable against third parties.
Disbursements — around 1 200 €
Sums advanced by the notary to obtain official documents: mortgage status statement, cadastral extracts, planning certificate, civil status records and registration costs.
Three legal ways to reduce the bill
Deduct the furniture
Fitted kitchen, garden furniture, household appliances: their second-hand value, supported by an itemised valuation attached to the preliminary sale agreement, is excluded from the taxable base. For 20 000 € of furniture, the saving exceeds 1 300 €.
Separate out the agency commission
When agency fees are payable by the buyer and specified as such in the mandate and deed, transfer taxes are calculated only on the net price payable to the seller.
Buy a new build
For an off-plan purchase (VEFA) or a new home subject to property VAT, land registration tax falls to 0.715 %: acquisition costs drop from around 7.5 % to 2.5 % of the price.
These arrangements must be justified and proportionate. A manifestly excessive furniture valuation may lead to a tax reassessment: have it approved by your notary before signing the preliminary sale agreement.
Frequently asked questions
What percentage are notary costs in Corsica?
Around 7 to 8 % of the price for existing properties and 2 to 3 % for new builds. The effective rate falls slightly as the price increases, since the notary's regulated fees follow a sliding scale.
Are notary costs higher in Corsica than elsewhere?
No. The regulated fee scale is national, and the transfer tax rate of 5.80 % is the same as in the vast majority of French departments.
Who pays the notary costs, the buyer or the seller?
The buyer, unless a clause providing for the seller to bear the acquisition costs (acte en main) is expressly included in the preliminary sale agreement. The seller does, however, bear their own costs: mortgage discharge, property surveys and any capital gains tax.
Can notary costs be included in the mortgage?
Yes, but few banks finance 110 % of the project. Most require acquisition costs to be covered by the buyer's own funds.
When must notary costs be paid?
On the day the notarised deed is signed, by bank transfer received in the office's account before the signing appointment. The notary then finalises the account and refunds any overpayment.
Does this page cover inheritance costs?
No. This page deals only with acquisition costs paid by the buyer. Inheritance tax, partition and co-ownership in undivided shares are explained in our guide to property inheritance in Corsica.
Unsure about your cost breakdown?
Send us the details of your situation: we check the taxable base, the allocation of agency fees and deductible items before the preliminary sale agreement is signed. That is when everything is decided — afterwards, it is too late.

Purchase costs and inheritance costs: two separate calculations
Acquisition costs relate to a sale; inheritance tax depends on the transfer, the heirs and the applicable rules. A purchase calculator does not calculate inheritance tax. Have a notary review your situation.
