Data sources
The “Demandes de valeurs foncières” property transaction database publishes registered transfers, including floor area, property type and price. It forms the basis of any sound valuation. Prices advertised on property portals, by contrast, reflect sellers' expectations, not transactions.
Our market monitor aggregates these transactions by commune and quarter, showing the median price per m², transaction volume and recorded time to sell.
Understanding a median price
A commune-wide median combines town-centre flats with sea-view villas. It gives a broad indication, not a valuation. To assess a property, the sample must be narrowed: the same property type, the same floor area within ±20 %, the same area and recent transactions.
Exceptional features — uninterrupted sea views, direct beach access, adjoining building land — command a premium rather than being valued by price per m².
Market dynamics by area
The southern coast (Porto-Vecchio, Bonifacio, Santa Giulia) remains the most expensive segment and the easiest for resale, supported by national and international demand. Ajaccio and its surrounding area combine a year-round residential market with demand for second homes, cushioning market cycles.
The areas just inland and the interior are seeing steady growth, driven by buyers seeking land and authenticity, with longer selling times and greater scope for negotiation.
Time to sell: a key indicator
In high-demand areas, a correctly priced property sells within a few weeks. A longer selling period almost always points to a price mismatch, and less often to shortcomings in marketing.
When buying, a property that has been listed online for six months offers genuine scope for negotiation: useful information, provided you check that no structural defect explains why it has not sold.
