Bonifacio: what completed sales say about prices, from the citadel to the capes

Bonifacio is not one market but several, sharing the southernmost municipality of mainland France’s territory. Apartments in the citadel, perched on the limestone cliff, have almost nothing in common with houses scattered across the plateau towards the capes or along the eastern bays. A municipal median blends these properties: it gives an order of magnitude, never the value of a specific address.

In brief: how much does property cost in Bonifacio?

Over 2024–2025, 100 house and apartment sales are recorded in Bonifacio in the public DVF data (source: DVF, Etalab).

In 2025, the median price per square metre stands at 5,833 €/m² for houses (17 sales) and 4,554 €/m² for apartments (32 sales).

These medians describe past sales; the value of a specific property depends on its condition, its view and its location.

    What sells in Bonifacio?

The Bonifacio market remains mixed: 39 houses and 61 apartments among the 100 DVF sales of 2024 and 2025. Among houses, 21 exceed 100 m²; among apartments, 17 studios under 40 m² and 12 units of 80 m² or more.

Reading the price of a Bonifacio apartment starts with knowing where it is. In the citadel, the frequent lack of a lift, parking or outdoor space, or old common areas, can weigh heavily; conversely, an open view over the Strait or the port commands a premium. On the marina, the immediate proximity of summer activity cuts both ways depending on the intended use.

For houses, the gap between the cheapest and the most expensive sales is wide: it mixes old houses to renovate inland with recent villas on large plots near the capes. The central range, more telling than the median alone, is shown below. An isolated house on the plateau should be compared with other houses on the same plateau, not with the municipal average.

Listings currently on offer show asking prices: they describe supply, not the amounts signed before the notary. The gap between the two is assessed case by case.

In 2025, half of the 17 houses sold in Bonifacio went for between €2,580/m² and €6,716/m², around a median of €5,833/m² for a median floor area of 128 m², i.e. a median deed amount of €490,000.

In 2025, half of the 32 apartments sold in Bonifacio went for between €3,336/m² and €5,240/m², around a median of €4,554/m² for a median floor area of 49 m², i.e. a median deed amount of €201,775.

    Year on year in Bonifacio

For houses, the median moves from €6,116/m² (22 sales in 2024) to €5,833/m² in 2025, i.e. -5%; with samples of this size, the change may reflect the mix of sales more than a trend.

For apartments, the median moves from €3,615/m² (29 sales in 2024) to €4,554/m² in 2025, i.e. +26%; with samples of this size, the change may reflect the mix of sales more than a trend.

Areas of Bonifacio and price differences

    • Old town and citadel. Old, tightly built housing, often without outdoor space, with restricted access and parking: mostly apartments, some dual-aspect with views over the Strait of Bonifacio. The condition of common areas and façade works matter as much as the view.
    • Marina and harbour inlet. Around the port, at the foot of the cliff, homes serve varied uses, from main residence to pied-à-terre. Noise and summer harbour activity are part of assessing each property.
    • Pertusato, Sperone and Piantarella. Towards the southern tip, the limestone plateau hosts isolated houses and villas, some facing the Lavezzi islands. The area is strictly governed by the Littoral coastal law and lies close to the Bouches de Bonifacio nature reserve.
    • Santa Manza and Gurgazu. To the east, around the Gulf of Santa Manza, housing is scattered, with houses on land. Building rights and real access to the shore must be checked plot by plot.

The imported DVF sales carry no address usable by area: no figure comparing the citadel, the marina and the capes is published here. The differences described are qualitative and, for a given property, are measured against comparable sales in the same area.

    Buyers and seasonality in Bonifacio

DVF records neither the origin nor the plans of buyers: we cannot state here who buys in Bonifacio. The spread of sold floor areas does show the place of small apartments, suited to a pied-à-terre or a first home, alongside large houses rarely put on the market. Summer tourism cannot be read directly from deed dates.

Deed signings in Bonifacio peak in October–December (28 sales in total) and are rarest in January–March (22). The DVF date is that of the notarial deed, often several months after the price was agreed.

    Questions about prices in Bonifacio

Why can’t an old-town apartment be compared with a villa in Sperone?
They share neither floor area, land, access constraints nor planning rules. The municipal median adds them together; a valuation compares a property with sales of the same kind in the same area.
Can you buy building land near the capes?
The Littoral law and site protections strongly limit new construction. Before any offer, the local urban plan and a planning certificate for the exact plot are essential.
Are Bonifacio prices closer to Porto-Vecchio or Figari?
The comparison table below sets the DVF medians of neighbouring municipalities side by side when each has at least five sales of the same type; it is the only numerical comparison published.
How many DVF sales are taken into account for Bonifacio?
100 house and apartment sales over 2024 and 2025, including 17 houses and 32 apartments in 2025. A median is published only from five sales of the same type in the year.
How much does property cost in Bonifacio?

What are the notary fees for a purchase in Bonifacio?
They mainly comprise transfer duties, the notary’s fees and disbursements; the amount depends on the price, the type of property (resale or new build) and the departmental rates in force. Details and a simulator are on our “Notary fees in Corsica” page.
How long does it take to sell in Bonifacio?
The time depends on the asking price relative to comparable sales, the condition of the property and the season. We do not publish an average selling time for Bonifacio for lack of a reliable public source; a reasoned valuation makes it possible to set a consistent price from the moment the property goes on the market.
Which planning rules should be checked in Bonifacio?
Before buying a plot or extending, consult the municipality’s planning document (PLU, carte communale or national planning regulations) at the town hall or on the Géoportail de l’urbanisme; for coastal municipalities, the Littoral law and the PADDUC also govern building rights. Our page dedicated to the municipality’s planning summarises the points to check.
